Famco Crown Repair: The Fort Worth Owner’s Guide
Crown repair for Famco chimney caps in Fort Worth typically runs $275 – $425 installed, and we stock Famco-compatible crown assemblies and replacement hardware on our trucks so most jobs are done in a single visit. The crown is the sloped concrete or metal cap that closes the gap between the flue tile and the outside chase cover, and when it fails, you’ll usually notice water staining on the ceiling near the fireplace, or a rusty drip pattern running down the outside of the chimney chase. We’ve seen it enough in Fort Worth to say this plainly: a cracked Famco crown rarely announces itself loudly. It shows up as a slow leak that gets blamed on the roof, the flashing, the gutters, anything but the crown. Cory Mitchell has pulled more than a few Famco crowns off chases in Arlington Heights and Wedgwood where the underside told the whole story. The owner had been chasing a roof leak for two seasons while the real problem sat on top of the chimney.
Here’s the short version of how we handle it. We match the crown to your specific Famco model, replace it with OEM or a quality equivalent that fits the chase dimensions, and you get a written price before we start, a photo report when we finish, and a 365-day written guarantee on the repair. No guesswork, no surprise charges at the door.
Which Famco Models This Applies To
Famco makes a few different chase cover and crown configurations, and the model number matters. The crown on a Famco SC-series stainless chase cover (common on prefab fireplace chases built in the last 20 years) is an integral part of the cover itself. On older Famco setups, the crown is a separate cast piece that sits over the flue tile inside a masonry chase. Both fail, but they fail differently, and the repair path is not the same. If your Famco part number starts with SC, you have the stainless chase cover with the formed crown lip. If your part tag reads something like FBC or an older CM-series, you may have the separate cast or prefab crown assembly.
The gotcha we run into regularly in Fort Worth: the crown’s bolt pattern and center-hole diameter are model-specific, not universal. A crown from a Famco SC-12 will not seat correctly on an SC-18, and forcing it means a wobble that lets water in around the flue collar. Before we order or install anything, we measure the outside chase dimensions, the flue-center offset, and the bolt spread, and we photograph the data plate if it’s still legible. If the tag is gone, we measure. For Famco specifically, OEM is usually worth the extra cost because Famco’s stainless gauge and rolled edge profile are part of why the original lasted as long as it did. A generic aftermarket crown can be thinner and flatter, which is exactly what fails fastest in Texas sun and hail cycles.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the fireplace chase. This is the number one missed diagnosis in Fort Worth. The crown lets water in up top, and it travels down the inside of the chase before showing up on drywall. When we pull the crown and find rust trails on the underside, that confirms it.
- Rust streaks running down the exterior of the chimney chase or the brick below the cap. When the crown’s rolled edge loses its seal or the metal has rusted through, water channels down the outside face. That orange staining is a direct breadcrumb trail back to the crown.
- Cracked or spalling concrete on a cast crown. Fort Worth’s freeze-thaw cycling is rough on cast crowns. Water gets into a hairline crack, freezes overnight in January, and pries the crack wider. After a few seasons, chunks start flaking off. That is past the point of patching.
- You hear dripping or see water inside the fireplace after heavy rain. If the damper area is wet or there’s a puddle in the firebox, the crown is the first thing we check. Flashing leaks usually run down the outside; crown leaks drop straight into the flue or chase.
- The Famco crown cap is loose, tilted, or missing bolts. We’ve responded to calls in Como and Overton South after windstorms where the crown had shifted. Loose hardware lets the whole assembly move, and a moving crown grinds its seal away. That’s a fast path to water intrusion and potential flue damage.

AfterReplacement Cost & What’s Included
For a standard Famco-compatible crown replacement in Fort Worth, expect $275 – $425 installed. That range covers the part, removal of the old crown, surface prep, sealant, hardware, and labor on a typical single-flue chase. If we’re working on a multi-flue setup or the crown has damaged the chase top pan underneath it, the job moves to the higher end of the range or slightly beyond, because we’re now replacing more than the crown itself. We’ll show you photos of what we found before we quote any additional work, so the price never changes in the driveway.
Every repair includes a written price before work starts, photo documentation before and after, digital invoicing you can pay from your phone, and a 365-day written guarantee. If that repair fails within a year, we come back and make it right at no charge. That’s the 365-Day Done Right Promise, and it applies to every Famco crown repair we do in Fort Worth.
DIY or Call Us?
Some things are worth checking yourself. Looking for visible cracks, rust, or a tilted cap from the ground with binoculars is reasonable. Checking your attic for water staining near the chimney chase is smart. But crown replacement on a Famco unit is not a ladder-and-caulk job. You’re working at height, removing a component that’s under wind load, and reseating it so the seal actually holds against Texas storms. If the crown is loose, the flue collar is rusted through, or you’re dealing with a chase-top failure underneath, call us. Replacing a crown wrong creates a bigger leak than the one you started with.
Call Hadley Chimney Fort Worth at (682) 900-6393. We’ll get you on the schedule, send a background-checked tech in a tracked arrival window, and show you photos of exactly what we find before any work begins.
FAQs
A correctly installed Famco-compatible crown on a properly prepped chase top should last 10 to 15 years in Fort Worth weather. The limiting factors are hail impact, UV exposure on sealant joints, and whether the original failure was caught early enough that the chase pan underneath stayed sound. Our 365-day written guarantee covers the repair for the first year.
Small hairline cracks in a cast crown can sometimes be sealed, but a rusted-through metal crown, a loose rolled edge, or a crown that has already shifted can’t be reliably repaired. If water has been getting past it, sealing the surface won’t fix the corrosion underneath. We’ll tell you honestly if the crown has life left or if you’re throwing money at a part that’s already done.
A standard single-flue Famco crown replacement usually takes 90 minutes to two hours on site. The work includes removal, cleaning the chase top mating surface, applying the sealant, setting the new crown, and torquing the hardware. If we find additional damage to the chase pan or flue collar, that adds time and we’ll show you photos before extending the scope.
We stock common Famco-compatible crown assemblies and replacement hardware on our service vehicles, so many Fort Worth jobs are completed the same day. When an unusual model or size isn’t on the truck, we source the correct OEM part and return to install it. We also work with DuraFlex, HeatShield, Gelco, and Olympia Chimney products when a repair involves more than the crown itself.
